On top of this plans involving anything out- side need to be wind engineered, including windows, doors, roof, HVAC exterior unit, framing, garage door, etc. Oh ya, don’t forget to run all this by your HOA, if applicable. Once you get all # entities to align, then you have the opportunity to move forward. As a homeowner/GC, I have pulled the permits for General Construction. Due to state laws and requirements, only licensed professionals in their respective fields can pull the other permits required.” With a beautiful, new and stronger roof installed over the summer by Pinnacle Roofing Systems, the next group of Coastal Bend contractors have been hard at work rebuilding the Bepko’s island home, which offers a beautiful, third-floor view of the Gulf of Mexico that the family hopes to enjoy again soon. All Star Siding and Windows installed impact resistant windows that exceed Texas windstorm requirements. Much of the siding was ripped off the home by Harvey, and the job was finished by the crew from All Star. High quality James Hardie Color Plus siding has been installed, giving the Bepko home a cool, new designer look. By Thanksgiving, the home’s exterior will be totally transformed and will look better than ever, complete with new entry and balcony doors. Port A-based Sandollar Services has removed all of the home’s copper plumbing lines, which have been replaced with modern flex lines. After the two-week job of installing new plumbing lines throughout the house, an inspection will be required, after which fixtures can be installed inside. Tri-County Electrical, also a Port A contractor, gutted all of the electrical wir- ing, receptacles, and fixtures from the home, bringing it all up-to-date, and up-to-code. As long as the house needed to be completely rewired, the Bepko’s had the chance to have custom fixtures placed in the most convenient locations for them. Rapid Air has removed and replaced all of the air ducts and vents, replacing them with the most modern materials and even a state-of-the-art Reme Halo air quality system that will reduce allergens in the home. By the end of November, the new HVAC system will be delivered and installed. Brandon Bepko put to work his skills as a team organizer to his job of general contractor on his own home, which has created a good work environment for making the steady progress he needs. “Yes, if you noticed, we currently have three different sub-contractors work- ing in the home together. All the crews have worked together in my opinion superbly and efficiently. I have heard of issues arising in other projects when contractors collide, but since I have personally put together my team of local contractors, we have been smooth sailing. Fingers crossed, we expect to be able to complete our 1st inspection by the end of November. All the above projects will be completed or green flagged to finish.” AlloftheplumbingandelectricalhadtoberemovedandreplacedinthePortARebuildhouse, buttheprocessbroughtthehouseup tocodeandallowedtheownerstoplacefixturesandoutletsexactlywheretheywouldbemostconvenient.
